How Much Does Construction Cost in Dhaka in 2024?

Construction costs in Dhaka vary enormously depending on three factors: quality grade, location, and structural complexity. This guide gives you real numbers based on our completed projects.

Standard Grade (Economy)

৳1,800–৳2,400 per sqft

Standard grade uses grade-C bricks, standard cement (BSRM/KSRM), basic ceramic tiles, and aluminium windows. It's suitable for functional residential builds where aesthetics are secondary. You get a liveable, structurally sound building — but nothing remarkable.

Typical budget for a 1,200 sqft single-storey: ৳21–29 Lakh

Premium Grade

৳2,800–৳3,800 per sqft

This is where most of our residential clients land. Premium grade uses higher-quality bricks, imported tiles (Italy or China), hardwood or engineered wood for interiors, powder-coated aluminium windows, and a proper suspended ceiling system. Electrical and plumbing fixtures are branded (Philips, Grohe equivalents).

Typical budget for a 2,000 sqft flat fit-out: ৳56–76 Lakh

Luxury Grade

৳4,500–৳7,000+ per sqft

Luxury builds use imported marble, custom joinery, smart-home automation (Lutron, Crestron), branded sanitary ware (Kohler, TOTO), and precision craftsmanship throughout. Lead times are longer because materials are imported and skilled labour is in higher demand.

Typical budget for a 2,500 sqft luxury apartment: ৳1.1–1.75 Crore

What Drives Costs Up

  • Basement or underground parking: adds 30–40% to structural cost
  • Irregular plots: odd geometry wastes material and increases labour time
  • More than 6 storeys: requires post-tensioned slabs or transfer beams
  • Import dependency: dollar fluctuations affect imported tile and fitting prices

Our Recommendation

Always budget a 15% contingency over your contractor quote. In Bangladesh, material price volatility — especially steel, cement, and imported fittings — makes this non-negotiable. Projects that run over budget almost always do so because owners didn't account for price changes mid-build.
